Welcome to The Fern Hotels. By booking a room, using our website, or staying at any of our properties (including 25 Marine Drive, Mumbai), you agree to the following terms.

1. Booking & Payment

All bookings are subject to availability and confirmation.
Full payment or a valid credit/debit card is required at booking.
Prices are in Indian Rupees (₹) and include taxes unless stated otherwise.
Rates may vary by season, promotions, or room type.

2. Check-in & Check-out

Check-in: 2:00 PM | Check-out: 12:00 PM
Early check-in or late check-out is subject to availability and extra charges.
Valid government ID and booking confirmation are mandatory at check-in.

3. Cancellation & No-Show Policy

Cancellations 48 hours before check-in: Full refund.
Cancellations within 48 hours: 1-night charge.
No-shows or early departure: Full booking amount charged.
Non-refundable rates are final.

4. Guest Conduct

Smoking is prohibited in rooms and indoor areas (₹5000 fine).
Pets are not allowed (except certified service animals).
Guests are responsible for damages beyond normal wear and tear.
Illegal activities will result in immediate eviction and legal action.

5. Liability

The Fern Hotels is not liable for:

Loss of valuables (use in-room safes).
Personal injury due to guest negligence.
Force majeure events (natural disasters, strikes, etc.).

6. Sustainability Commitment

We promote eco-friendly practices. Guests are encouraged to reuse towels, conserve energy, and support local initiatives.

7. Intellectual Property

All content on this website (images, text, logo) is owned by The Fern Hotels. Unauthorized use is prohibited.

8. Governing Law

These terms are governed by the laws of India. Disputes are subject to the jurisdiction of Mumbai courts.
